The complex of holiday apartments “GERBER RESIDENCE-3″ is located in the “west” zone of the tourist complex “Sunny Beach”. It is located on Regulated land property I-431 in district 3402 of the development and zoning plan of the complex with a total area of 2 695 m2
The building is designed for seasonal use, but it is possible to do this all year round. The living area is divided mainly into one-bedroom apartments type STUDIO, as well as small one-bedroom apartments with 1 bedroom / 4 pcs. on each of the standard floors of the building /. In the last two floors of the building are developed 22 apartments with one or two bedrooms of penthouse type with internal staircase. In the predominant one-volume STUDIO apartments the bedroom and the living room are combined. There is a separate living room with sofas, a sleeping area, a kitchenette and a private bathroom with a bathtub.
One-bedroom apartments are economical in terms of their purpose and consist of a compact bedroom, living room with kitchenette and dining area, and bathroom with bathtub. extremely functional with a relatively small area.
For all types of homes, if necessary, the living area will be adapted as an additional sleeping space / in configuration 2 + 2 /.
In view of expanding the range of homes offered in the complex on each of the standard floors of the building are designed and 2 pcs. two-bedroom penthouse apartments with maximum compact layout. Each of them contains 2 bedrooms, living room / living room / with kitchenette and dining area, hallway and bathroom with tub.
The project is solved in a compact volume, located in the central part of the terrain with the long east-west axis, which allows all homes in the building to be oriented to the sea as a direction and a real sea view in the last 3 levels of the building.
The planning scheme is well known and extremely economical – a corridor with bilaterally located apartments, an isolated staircase and an elevator. Architecturally and functionally, the building is designed in the spirit of the already established style, successfully applied in the previous two projects “Gerber Residence” and “Gerber Residence-2”.
The architectural image of the project is sought in generalized volumes and dynamics through plaster in fresh tones – orange and white, as well as in the contrast of dark bitumen tiles. The silhouette of the building on the top floors is further moved by the openings of the terraces and the triangular windows of the penthouses.
The stylish color scheme of the project gives the building a modern look and modern radiance, enhanced by the elegant detail of the openwork railings on the terraces.
All apartments and studios have their own terraces, which are covered by a large eaves. The large windows used with double-glazed windows contribute to the abundant lighting of the rooms, regardless of the type of apartment.
The building has no basement and consists of 5 standard residential floors, as well as the 6th maisonette floor, developed on two levels. The construction of the building is monolithic – reinforced concrete, with a skeletal-beamless structural system. The walls are made of ceramic bricks, protected from the outside with the necessary thermal insulation – according to the standard. The interior walls will be treated with smooth machine putty, painted with latex. The facades will be shaped with mineral moisture-resistant plasters, stone cladding, metal and more. according to the architectural detail. The joinery will be PVC with a thermal bridge, which will contribute to the overall comfort of the building.
The necessary communication and security installations are provided; cable and Internet installations, as well as air conditioning.
The apartments will be accessible from a controlled entrance with a security room. Access is from the north through the main entrance of the building, from where a small corridor leads to the staircase and elevator, located centrally in the building.
The yard will be landscaped as much as possible. The approach to the building is from the street on the north side of the plot through an entrance with controlled access. There is an open parking lot for 34 cars, which is separated from the building by a landscaping belt. On the east side of the building is a large outdoor pool with children’s section, and the connections to the building are through the entrance at the end of the corridor, as well as through the main entrance of the building.
In the space around the pool is designed the largest possible recreational area with sunbeds and umbrellas available to holidaymakers in the complex.
