The complex of holiday homes type “STUDIO” “ROSE RESIDENCE” is located in the “west” zone of the tourist complex “Sunny Beach”. It is located on Regulated Land Property VII -249 in district 5201 of the development and zoning plan of the complex with a total area of 2,982 m 2 .
The building is designed for seasonal use, but it is possible to do this all year round. The living area is compactly divided into one-room studio apartments. The apartments are economically designed, in view of their purpose: a sleeping area, a living room with a kitchenette and a dining area, a hallway with a wardrobe and a bathroom with a bathtub. If necessary, the living area will be adapted as an additional sleeping space / in 2 + 2 configuration /.
The project is composed in a “D” shaped volume, located in the southwestern part of the terrain in order to obtain the maximum free space required for the location of the infrastructure of the complex.
In the central part of the building are designed and 12 pcs. apartments with 1 bedroom and a living room. Given the maritime nature of the homes, the terraces are extensive and when opened they become a natural extension of the living rooms.
The architectural graphics of the building have been cleaned and freed from unnecessary detail. The fresh color solution gives the project a modern look and a modern look.
The building has no basement, and consists of 6 floors, the last of which is partially sloping.
The studios will be accessible from a controlled entrance with a security room, a staircase and 2 elevators, located centrally in the volume of the building.
The construction of the building is monolithic – reinforced concrete, with a skeletal-beamless structural system.
The walls are made of ceramic bricks, protected from the outside with the necessary thermal insulation – according to the standard. The interior walls will be treated with materials without wet processes. The facades will be shaped with mineral moisture-resistant plasters, stone cladding, metal and more. according to the architectural detail. The joinery will be PVC with a thermal bridge, which will contribute to the overall comfort of the building.
The necessary communication, information and security installations are provided; cable and Internet installations, as well as air conditioning.
The yard will be landscaped as much as possible. Access to it is controlled and is carried out through the main entrance of the building. There is also an outdoor pool combined with a children’s pool, as well as an outdoor day bar with a small shop attached to it, with natural access to the pool and the building.
The entrance to the plot is through the main entrance from the street from the west along the east facade. There is a widening for parking in front of the main entrance of the complex, as well as on the north side of the terrain.
It is possible to get out through the adjacent complex Jasmine Residence and from there through the common area of the hotels “Jasmine” and “Snowdrop” to the streets from north and east.
