Multifunctional building for public services “Triaditsa Park” is located in Sofia at 20 Kotlenski Prohod Str. In Triaditsa district, Sofia Municipality. from quarter 75a, Krasno Selo-Strelbishte area, urb.bl.32 on a total area of 1,057 sq.m.
The design solution includes the location of the building, with one underground, five above-ground and two attic levels. According to the research and design visa, the construction is high-rise with specified distances to the regulatory boundaries.
The construction in the property is located according to the instructions specified in the Development Plan of the region. The access of the building is carried out from the southwest through the adjacent street “Kotlenski prohod”. exit from the above-ground parking lot. In the northwestern part of the terrain there is an approach to the above-ground parking lot as well as the ramp leading to the underground parking lot.
The building is planned to be built 11 apartments, 1 studio, 2 penthouses, coffee bar, shop, 7 offices, 2 offices serving the Municipal Administration of Sofia Municipality – Triaditsa District, as well as communication areas. Car parking is provided in the underground garage and above-ground parking with the possibility of parking a total of 38 cars.
Structurally, the building is developed in two separate sections – residential and administrative. Each of the sections has its own entrance, staircase and elevator. the administrative part is an organized reception for visitors, also located in the lobby on the 1st floor of the building.
The distribution of the areas of the residential section from a functional point of view is decided as follows:
On each of the standard floors 2,3,4,5, there are 3 apartments. Two of them – with two bedrooms, living room with kitchenette and two bathrooms and two terraces and one apartment with one bedroom, living room with kitchenette , bathroom and terrace. On floors 6 and 7 are developed two luxury penthouses with three bedrooms, living room with kitchenette, two bathrooms and large terraces. The penthouses are very bright, functional and with a wonderful southern view of Vitosha Mountain.
The distribution of the areas of the office section is decided as follows:
On floors 2 and 3 are located the two office-administrations, provided for use by the Sofia Municipality-Triaditsa district. They contain five offices, a small reception room and three bathrooms on the respective floor.
On standard floors 4 and 5 are developed two offices – respectively 114 sq.m. and 149 sq.m., each of which consists of a reception, two work rooms, a kitchenette and a bathroom.
The two offices on floor 6 are functionally similar to the offices on floors 4 and 5, with the only difference in the type of glazing, due to the partial bevel of the last two floors of the building. Each of the offices on this floor has panoramic terraces -18 sq.m.
On the 6th floor in the office section there is only one office, which again has two working rooms and a reception with a kitchenette and a bathroom. The office has two panoramic terraces on an area of 81 sq.m. and offers fantastic views in all directions.
At the level of the terrain (1st floor-elevation -0.60) are located the commercial areas in the building, namely a shop with an adjoining storage room and a coffee bar. The coffee bar consists of two halls for consumption with a bar-respectively on the 1st floor and basement (elevation – 3.18), warehouse, preparation room, as well as auxiliary rooms for staff and service units.
The consumption hall on the 1st floor has a capacity of 28 visitors, and the basement level has a capacity of 34 visitors.
At the level of the basement there are 14 basements, provided for the needs of the owners of the residential section, as well as the subscriber station of the building, a room for a diesel unit, a room for a trap and a bathroom.
In order to ensure the comfort of the residents and users of the building, there is a direct connection of the underground garages with the stairwells and elevators of the residential and administrative section of the building.
According to the architectural solution, the building is designed on eight structural floors – seven above ground and one underground. The construction of the building is designed as a monolithic reinforced concrete. diaphragms in both directions.
In the foundations of the building there is a waterproofing on the inside in order to ignore the underground moisture.
The facade and partition walls of the project are made of ceramic bricks with a thickness of 25 cm and 12 cm, respectively, according to BDS 9338-78.
According to the energy efficiency project, thermal insulation of the building is envisaged as follows:
– external walls – thermal insulation 8 cm thick.
– bay windows and passage – thermal insulation with a thickness of 10 cm.
– cover and construction – thermal insulation with a thickness of 10 cm.
The facade of the building should be made of mineral plaster. With a suspended facade are made the main building of the administrative section, as well as decorative elements in yellow in the residential part of the building.
The main south façade uses elements from Etalbond in a dark color, which, in addition to a decorative point of view, also perform the function of hiding the outdoor units of individual air conditioners, providing a harmonious vision of the most visible part of the project.
The roof of the building should be filled with bitumen tiles with thermal insulation and waterproofing elements laid under them according to the project.
The joinery is aluminum in dark gray color and is made according to the attached specification.
The railings of the north-western façade are made of metal and glass with a decorative stainless steel handle, while the south-eastern façade is monolithic with a stainless steel handle.
The water supply of the building is provided by a street water supply DN 80 steel with Hsv. = 50 m. made of PVC pipes. The discharge of wastewater will be carried out in the street mixed sewerage, where the drainage of the parking lots will be carried out at elevations – 0.30 and – 3.20.
The supply of the site with electricity and the measurement of electricity consumption will be performed according to the final contract with CEZ Distribution Bulgaria AD. uses a diesel unit installed in a special room at the level of the underground parking.
Lighting, power and grounding installation are provided for the commercial premises. The electrical installations will be made with three- and five-wire connection.
The project for the residential part envisages lighting, power, grounding, lightning, LAN, antenna and doorbell intercom installations.

Defect-current protections are provided in the apartment boards. A bell intercom panel with an electric lock on the front door will be installed next to the front door. Intercom systems and bells are provided in the apartments.
The lighting installation in the office section will be performed in a suspended ceiling with built-in lighting fixtures. Duty and evacuation lighting is provided. The power installation covers the power supply of computer workstations and general purpose sockets. fed three-core.
The electrical installation in the underground parking lot will be performed openly with SVT cables, laid on earthed cable trays, anti-moisture brackets and PVC pipes according to the standard.
For grounding of the electrical installations and the electrical equipment in the building a foundation earthing switch is provided.
To protect the site from direct impact, a lightning protection installation with 5 lightning receiving elements has been designed, as well as the corresponding standard connectors connected to the foundation earthing switch.
For the heating of the building a central heating installation has been developed, supplied by TPP. The heat carrier is supplied by a subscriber station, located on the basement level in the residential section of the building.
The project envisages the construction of general ventilation for the territory of the coffee bar. Suction ventilation is designed for the underground parking. Suction ventilation is also provided for all bathrooms without natural ventilation.
The building’s fire safety project includes passive and active fire safety systems, evacuation lighting, smoke and heat removal and a fire alarm system.
The air conditioning of the residential and administrative sections of the site are solved by installing individual air conditioners for each of the separate sites in the building / apartments, offices, commercial premises /.
The project for landscaping and landscaping of the site provides for landscaping in the amount of 40%. The project provides for the preservation of all existing plant species that do not fall into the construction zone. in geometric style are green areas such as flower beds with a soil substrate height of 63 cm. Creeping vegetation is provided along the fence of the courtyard. landscaping through flower beds and pots. The selected plant species will give a year-round effect in the yard.
The implementation of the project and the good maintenance of the vegetation and the green areas will significantly contribute to the improvement of the ecological sanitary and hygienic situation in the region.
