The residential complex of exclusive holiday apartments “Villa Flora” is situated in a regulated plot of land LPR III-459, in district 22B according to the plan of Ravda, Nessebar municipality. The plot is 788 sq.m. It is located at 8 Ribarska Street in the central part of Ravda. The distance to the southern beach of the resort is not more than 250 m, and the distance to the coastline, located at the end of “Ribarska” Street is about 200 m.
The designed building stands at the required regulatory distances from the property boundaries of the buildings located next door. The building is designed for seasonal use, but it is possible to do this all year round. The living area is divided mainly into one-bedroom apartments type STUDIO, as well as small one-bedroom apartments with 1 and 2 bedrooms.
In the predominant one-volume STUDIO apartments the bedroom and the living room are combined. There is a living room with sofas, a sleeping area, a kitchenette and a private bathroom with a bathtub. For all types of housing, if necessary, the living area will be adapted as an additional sleeping space / in a 2 + 2 configuration. The one-bedroom apartments are economically designed for their purpose and consist of a compact bedroom, a living room with a kitchenette and a dining area, as well as a bathroom with a bathtub.
In the last 2 floors of the building are developed 8 maisonette apartments, located on 2 levels. The living rooms are located on the 4th floor, and the bedrooms are organized in the penthouse, and the access to them is organized through an internal staircase for each of them. It should be noted that the bedrooms are separate rooms and have a small entrance hall and additional terrace. To achieve maximum lighting and living comfort, additional windows of the “Velux” type are used, which in combination with the broken roof lines give the interior layout of the penthouses a lot of coziness and mood.
2 of the penthouse apartments consist of 2 bedrooms, a living room and an attic, which can also be used as a 3rd bedroom.
FUNCTIONAL AND COMPOSITIONAL SOLUTION
The project is solved in a compact volume, located in the central part of the terrain with the direction of the long axis northeast-southwest. A real sea view is reached in the last level of the building. The planning scheme is well known and extremely economical – a corridor with bilaterally located apartments, an isolated staircase and an elevator.
The building has no basement and consists of 3 standard residential floors, 4th floor, developed in the attic space, and a maisonette floor on the last level. All apartments and studios have their own balconies. The large windows used with double-glazed windows contribute to the abundant lighting of the premises, regardless of the type of apartment.
The main architectural image of the building is free of unnecessary detail, but it strongly influences with its plasticity and unity of forms. An impressive accent is achieved through the use of specific plastic volumes and decorative elements on the front facade of the building in the style of Viennese Secession – or “Art Nouveau” . In particular, these are the stained glass windows of the staircase with pronounced wavy shapes, as well as the increased presence of creeping floral motifs and natural flowers on the facade. In harmony with all this is the used facing facade stone, as well as the openwork metal parts of the railings on the terraces.
