Residential building with garages, underground and aboveground parking “2b Home” is located in Sofia at 94 Yordan Hadjikonstantinov-Dzhinot Str. In Nadezhda 2b district, Sofia Municipality. It is located on district 209 on a total area of 527 sq.m.
The design solution includes the location of the building, with one underground and seven above-ground levels. According to the research and design visa, the construction is high-rise with specified distances to the regulatory boundaries. The construction in the property is located according to the instructions given in the Development Plan of the region, and the building is connected with the neighboring two adjacent properties – respectively on Jordan Hadjikonstantinov-Dzhinot Street and St. Nikola Novi Street.
The access of the building is from the northwest through the adjacent street “St. Nikola Novi”, where the entrance to the residential part and the approach to the above-ground parking, located on the ground floor of the building at elevation +/- “0”. The building is designed with one entrance, staircase and elevator, providing quick and unobstructed access from the ground level.
In the southeastern part of the terrain is designed the ramp leading to the underground parking of the building, located at the basement level at elevation – 2.60 with access from the street “Jordan Hadjikonstantinov-Jinot”.
It is planned to build 30 apartments in the building, of which:
15 one-bedroom apartments
12 two-bedroom apartments
3 four-room apartments
All apartments have a living room with a dining room with the appropriate number of bedrooms, bathrooms with WC, private terrace (terraces) and storage rooms.
From a functional point of view, the leading position in the design of housing was the organization of more spacious interiors (rather than the usual rooms recently “boxes”) in order to achieve a higher degree of comfort for residents.
In order to increase the comfort of living for most apartments with more than one bedroom, the construction of a second bathroom with WC is planned.
For the smallest one-bedroom apartments in which it is impossible to organize a storage room, the appropriate number of basements in the basement of the building.
The parking of cars within the property is solved as follows:
At the ground floor level in the building are designed 7 garages, 7 parking spaces in a common parking lot and 3 open parking spaces within the property.
At the basement level there is a common underground garage with access via a ramp with the possibility to park 15 cars in two zones.
In order to ensure the comfort of the residents and users of the building, there is a direct connection of the underground garages with the stairwell and the elevator of the residential part of the building.
Disadvantaged people have access at ground level without obstacles, slopes and ramps. At the same level is the entrance to the building and unobstructed connection with the elevator.
The laconic architecture with clean detail, as well as the color of the building, reflecting the individual volumes and plans, create a highly plastic and harmonious architectural image.
The construction of the residential building is monolithic, reinforced concrete, beamless. The horizontal load-bearing elements – slabs, transfer the loads on the vertical load-bearing elements – columns and washers, which step on the foundation slab.
The masonry is made of lattice ceramic bodies with a thickness of 25 cm. and 12.5 cm and have only a fencing function.
The roofs are sloping, unusable and secure, in compliance with the silhouette plan of the RPD. It is planned to implement with bitumen tiles with thermal insulation and waterproofing elements laid under them according to the project.
The presence of a sloping roof with enclosed spaces under it makes practically the last residential floor of the building complete from a functional point of view. In this way the usual problems with large and difficult to use roof terraces are avoided and last but not least floor of the building.
The external enclosing brick walls, reinforced concrete walls and columns will be insulated with expanded polystyrene (EPS) – 10 cm.
In the dense parts the facade is formed with polymer plaster on the respective thermal insulation, with contrasting colored volumes.
The joinery is plastic, five-chamber with low emission K glass.
The balcony railings are transparent, impact-resistant with metal supports and handles.
The residential building is supplied with the necessary quantities and pressure of water from the existing ф150 / CHG / on ” St. Nikola Novi ”. A project for building water supply and building sewerage diversion has been prepared.
The drainage of domestic and rainwater from the site takes place in the existing sewerage system on Yordan Hadjikonstantinov – Dzhinot Street – 60/90 B.
A fire-fighting pipe installation has been designed up to each floor.
A detailed installation project for water supply and sewerage to and from each user has been prepared.
The power supply of the residential building will be carried out by the existing substation “Nadezhda bl.244”, in accordance with the prescription and preliminary contract of “CEZ Distribution Bulgaria” AD, with provided capacity – 150 kw.
The residential building will be heated. A subscriber station is located in the basement. The heating system will work with water 60/40 C.
The car parks and garages in the basement and on the ground level are open and directly ventilated. Forced ventilation is not provided.
For the apartments there is a forced suction ventilation for the bathrooms with WC. In the kitchens there is a possibility for installation of kitchen aspirators.
There is no large or valuable woody vegetation within the terrain.
Due to the impossibility to achieve the normative area for landscaping / 40% /, Sofia Municipality – Nadezhda district has issued a prescription for compensatory landscaping of parks and gardens in the area with mass access, specified by the municipality.
Grassing and planting of large vegetation and ornamental shrubs are described as species and quantity.
